The 7th & Campbell Development now known as, The Black Panther is the first of its kind in the Bay Area housing market. Our building will have a total of 79 units at or below 30% AMI (Area Median Income), or for very-low and extremely-low income people. This development was also designed to limit its environmental impact as an all-electric net-zero energy building with 20,000 square feet of solar paneling on the roof. The solar panels will generate enough on-site solar electricity to power all residential electric demands. 

OAW has selected McCormack Baron Salazar as our co-developer on this project. MBS is the nation's leading for-profit developer, manager and asset manager of economically-integrated urban neighborhoods. Since 1973, MBS has been an innovator in community development and urban revitalization in 47 cities, having built more than 22,000 high quality homes for families, children and seniors. 

We believe our development at 7th & Campbell represents hope in a desert of despair, presenting a national model for how to equitably develop in hot markets and open doors to opportunity through integrated housing, business and job development, open space, green energy, public transportation, supportive services for the most marginalized populations, toward reducing poverty, crime and recidivism.

Features & Amenities:

Our 7th & Campbell Development was designed with the people, community of West Oakland, and the environment in mind. OAW partnered with MWA Architects to create a comfortable, state of the art building that establishes a new standard in housing.

The roof of our building will be covered with 20,000 square feet of solar panels to provide power to all residents in the building. Making the Black Panther a net zero energy building.

The Black Panther's 7th Street facing side was designed to reduce noise pollution from street traffic and the above ground BART trains. The exterior's curved surface will absorb and reflect sound to limit noise pollution for residents.

The Black Panther Apartments will feature studios, one bedroom, and two bedroom units. Each unit features a floorplan based on universal design, granting all access to the incredible features and amenities of our apartments.  

Ceremonial Groundbreaking

OAW hosted a ceremonial groundbreaking for our building, The Black Panther on April 15, 2022 to commemorate the start of this historic project. We have been working since 2014 to bring housing to this site in West Oakland. Construction is set to begin at 7th & Campbell in mid August 2022.
